We do not provide stand-alone standard Strata Management services.
What is compulsory strata management?
Compulsory Strata Management is a legal mechanism used primarily in New South Wales (NSW), Australia to ensure the proper management of strata schemes.
This process involves appointing a professional Strata Managing agent to take over all corporate governance (including administrative, financial and operational responsibilities) of the Scheme when it is unable to fulfill its duties effectively and in accordance with legislation.
The NSW Civil and Administrative Tribunal (NCAT) has the authority to appoint a compulsory strata manager under Section 237 of the Strata Schemes Management Act 2015. It does this in response to an application brought to it by an interested party related to the specific strata scheme.


When is compulsory strata management required?
Compulsory strata management is typically seen as a last resort, used when other measures to rectify management issues have failed. It ensures that the strata scheme operates smoothly and that the property is managed in the best interests of all stakeholders.
There are many different scenarios where Compulsory Strata Management becomes necessary including:
- Where essential maintenance has not or cannot be undertaken due to lack of lot owner or owners corporation agreement.
- Specialist experience and knowledge outside of normal day to day Strata Management is required to meet legislated obligations and the Scheme’s existing management is not able to effectively deliver these services.
- Governance Issues arise that require an independent review of the existing management team.
- The Scheme has not complied with a direction or order from the Tribunal or the Court.
- The Scheme’s current management is not functioning or is not functioning adequately.
- An outstanding judgement debt is owed by the owners corporation.
